Located in Manhattan’s West Chelsea District, this 34-story building contains 369 apartment units. The building is clad with a combination of precast concrete panels and an aluminum window wall system. Contained within the building’s 359,000 gsf is 4,000 sf of ground floor retail space, below grade parking and tenant amenities including a fitness center and lounge. The project was able to take advantage of special incentives that allowed for higher floor area ratio including Transfer Development Rights from the neighboring High Line Transfer Corridor Zone and Inclusionary Housing regulations.
Because the program required the lobby to be located on 11th Avenue, far from the elevators, the progression from the building entrance to the elevators had to be a unique and worthwhile experience. The solution was for the lobby to become a dramatic and flexible space that is an extension of the residents’ living space during the day time complete with a food kiosk and café tables, while bringing the energy and vitality of the city in at night with the projection screens and stage. The entire space is transformed into a performance venue on a regular basis, and features local bands and performance artists.
The plum color of the walls and the recessed LED color changing light niches add to the vibrancy and energy of the space. The glowing orange resin front desk is a focal point in the lobby. The ceiling above the front desk is low and the passage narrows, creating a transition point between the public space of the lobby and the more private space of the hall leading to the residential elevators. The lobby and amenity spaces located on the second floor are connected via a grand staircase that incorporates an intermediate landing/lounge area that overlooks the lobby. The amenity spaces are full of natural light and offer great views. The furniture chosen for the lounge is contemporary and comfortable with a prevalent plum color along with red and yellow accents.
