Royce Residences is a 117-unit residential building comprised of market-rate and inclusionary housing located in New York City's Garment District. The building is a residential conversion of an existing 12-story commercial building with a horizontal and vertical expansion to become a 19-story residential building on the combined two lots. Amenities include rooftop terrace and balcony, residents' lounge, fitness center, conference room and ping-pong room.

SBJ Group provided full architectural and interior design services for this new multifamily high-rise. The new structure is clad in a metal panel whose cupral finish provides a unique façade that appears at times like sparkling copper, bright orange or fire-engine red. The façade slopes back to meet the district's setback requirements, while merging the new structure with the existing.

This office-to-residential conversion locates new elevator shafts and stairs between the existing structure, and provides creative layouts for the existing deep floorplate. The design embraces the building and district's manufacturing past, with concrete-grey porcelain tile flooring, exposed round ductwork and sprinkler piping.

Many units have terraces or balconies, including duplex penthouse units with soaring views of nearby Hudson Yards. This exciting new residential building breathes new life into the Garment District block.
